When property (commercial, industrial or agricultural) ownership changes hands, a certain level of due diligence is required to identify existing or potential environmental conditions that may affect a real estate property. Having a Phase I Environmental Site Assessment conducted can reduce your liability as a potential seller or buyer.

Environmental concerns that may pose a risk include leaks, spills, hazardous waste, soil or ground water contamination, non-compliance from neighboring or past land owners, or other historic issues that may not even be noticeable on the property.
